Looking for your own Fifty Shades of Grey style Dungeon?

Ten years ago in 2009 my partner fun50geeze started to talk about becoming a bespoke BDSM dungeon builder. With 25 years experience in the home improvement industry, a voracious interest in Sex and fore-sight into the way things were going in the kink community, it seemed like a good idea at the time. Most folk laughed at us, although one particular guy, a South African migrant skilled in shop fitting and joinery DID take us seriously. For various reasons, the project never got started.

As Minx got more involved with the World of Femdom and morphed slowly into Mistress Orchid, our attentions once again turned to finding  premises suitable for a playroom, away from our home. If you're ever been down that road, you'll know its fraught with obstacles. Do you confide with a potential landlord as to the nature of your business? Or do you 'keep schtum' for fear they might turn you away? In the eyes of Authority there's little difference between consensual BDSM activities and SexWork, and many 'would be' landlords are wary of legislation relating to  income 'from immoral earnings'. Its clearly best to OWN your own premises, but for many that isn't an option. We eventually found a building suitable for our own use and turned to, converting some of the space into the dungeon playroom you see featured on this site. We were in the fortunate position of having plenty of funds so no expense was spared on the conversion.

The biggest problem we encountered as a dungeon builder was sourcing tradespeople to carry out the work. They either didn't turn up to quote, or if they did, shied away from embracing the work, sensing we were looking for high standards & PERFECTION. To cut a long story, we struck lucky with a plumber-joiner and an electrical contractor, but struggled with sound-proofing installers & painter-decorators. Fortunately the sound-proofing manufacturer had an excellent technical department; they bent over backwards to help with our spec and also trained us to fit the stuff, because no contractor in the North could be bothered. Mention 'stairs' & 'old buildings' & they DON'T WANT TO KNOW...their loss!  

Sourcing dungeon furniture proved difficult too, but  extensive 'Googling' followed by a few hundred miles travelling the length & breath of Britain lead us to find some super motivated people, able & willing to custom build exactly what we wanted, albeit after a lengthy wait.

Like most projects,  when you really get into them, things get complicated. Building a playspace to be proud of takes a lot more than a coat of paint & buying stuff off Ebay. If you're going to be using it 'professionally' there's lighting, electrical & fire regulations to consider, and you're going to have to find tradesmen who can keep their mouths shut & work discreetly. Some people hire out their dungeons to recover costs, but this is a sure-fire way to spread the word to the wrong people about your location, what you do, or more ominously, 'what they suppose you do'. So be warned. Talking of costs, you'll find they can escalate frighteningly, but this can be avoided by using some-one competent in project management whos been down that road before. You don't want to run out of cash half way through, or end up cheapening the spec to get the job finished do you? Or even worse, NEVER getting the place completed and/or fit for purpose.

The plumber-joiner is still with us today; he likes working with Geeze & being semi-retired he can 'fit in' when necessary & is happy to travel. The other competent trades employed during our own conversion are on hand too, so we've dusted down the 2009 plans to start building bespoke playspaces  & we're back raring to go. With the release of the 'Fifty Shades' trilogy, Christian Grey & Anastasia Steel succeeded in opening the BDSM door to a whole new generation of kinksters.
